My client, an entrepreneur, had a goal of buying a home. Like most entrepreneurs her income amount shown on her tax return is not a true reflection of her earning power. Her bank declined her application turning her self-employment against her. She was ready to give up on reaching her goal.

Solution:

My client had been residing back in Canada for one year after working in the U.S. for a few years. He has worked in the same industry for ten years but now he is self-employed. His bank wouldn't approve his application unless he had a guarantor to co-sign on the mortgage. His bank didn't like the fact that he was now self-employed and back in Canada for just a year.

Solution:

This client's objective was to qualify for a mortgage without a guarantor. After obtaining and reviewing his application I sourced out a lender that appreciated the fact that he's been in the same industry for ten years. The lender I found also accepted his U.S. credit report to build a longer credit history. Thus eliminating the need for a guarantor and therefore meeting his objective and getting him financing for his new home.
